Citizens Bank DOCTOR PROGRAM FEATURES:

Here are some of the highlights and parameters of our program. Keep in mind that if you do not fit these criteria perfectly, we do allow for exceptions on a case by case scenario. 

• 5% Down Payment required up to $850,000 and 10% required up to $1 Million and 15% down up to 1.5 Million (exceptions are possible with 10% down up to 1.5)

• No PMI(private mortgage insurance).

• No prepayment penalties.

• 45% Debt Ratio allowed (Exceptions can be granted at higher DTIs with compensating factors).

• 30 & 15 year fixed and 5, 7 and 10 Year ARMs available.

• I/O *Interest only options available to 89% loan to Value!

• Credit score ideally to be 7oo with loans up to 850 Fico, 720 to 1 Million and 740 to 1.5 Million (Exceptions can be made).

• 2-6 months of reserves required depending on years outside of residency. However, the reserves can be gifted or are allowed to be in a retirement account.

• Allowed to close up to 60 days (*Exceptions can be made to 90 days) prior to new employment with a fully executed employment contract.

• Physician Must be within 10 years of graduating residency/fellowship.

• Very Flexible student loan calculations. $0 payment allowed in some cases.

• MD, DO, DPM, DDS, DMD, Residents, Fellows Qualify for program.
